A house location or mortgage survey shows the relationship of the house and other structures on the parcel to the property lines. In the state of Virginia if the parcel is less than two acres and in the Counties of Arlington, Fairfax, King George, Loudoun, Prince William, Spotsylvania and Stafford; and the Cities of Alexandria, Fairfax, Falls Church, Fredericksburg, Manassas and Manassas Park. Of the counties we serve only Fauquier requires that the property corners be set regardless of lot size. This type of survey is done in the state of Virginia every time a parcel is sold unless the current owner of the lot is willing to swear and affirm to a survey affidavit which states in part that there have been no changes to the lot as of the last date in which the property was surveyed. This is usually at the discretion of the lender and most of the time a lender will require a new survey.
